The position

The company is continuously growing, year after year. One of the challenges is to develop and implement the regional business strategy and direct site expansion for this growing global data center company. Against this background, and as replacement due to relocation we are looking for qualified candidates for the position of Senior Director Real Estate.

As Senior Director Real Estate your focus will be on activities relating to management of an existing portfolio of office and data center properties, and site acquisition related to new development opportunities. You are managing a team of 7 professionals and you will report to the Managing Director.

Tasks & responsibilities

  • Inventory Planning and Capex Forecasting
    • Leads underwriting for Region
    • Interprets valuation analyses
    • Directs analysis for various land acquisition projects and lease negotiations
    • Identifies research needs on real estate and data center market in various metros
    • Leads cross-functional team to develop metro level inventory roadmaps
    • Develops metro level real estate strategy and supports capex forecasting on planned developments
  • Real Estate Acquisition
    • Develops regional business strategy and directs related site expansion efforts
    • Develops process for identifying, evaluating and acquiring real estate to support the growth strategy 
    • Oversees and directs team negotiation efforts (with support from legal team) for all regional real estate transactions
    • Represents the Real Estate Transactions team in cross-functional settings
  • Permitting
    • Directs entitlement process.
  • Asset Review
    • Directs asset management efforts including expansion, contraction, disposition and reconfiguration of properties
  • Lease Management
    • Manages the priorities and vision for the regional administrative facilities function
  • Project and Program Management
    • Directs multiple site searches while continually looking for ways to improve the acquisition process 
    • Influences the development of detailed site build out project plans including budgets and business cases for each new site 
  • People Management
    • Accountable for the success of the Real Estate Transactions team
    • Reviews employees' work, discusses job performance problems with employees, and provides action-oriented feedback, mentoring, and training to improve performance and correct deficiencies
    • Evaluates employees' performance against established guidelines, objectives and performance standards
    • Interviews job candidates to determine qualifications and suitability for employment in specific positions
    • Partners with other Real Estate Managers on various management tasks
    • Identifies employee training needs based on business activities and evaluation of employee job skills
    • Creates succession plans to identify resource gaps and support career development
    • Ensures completion and effectiveness of the annual performance review process including performance discussions, compensation discussions and diligent management and equitable distribution of the assigned budget
  • Resource Management
    • Approves team operating budget.

Candidate profile

The candidate is a driven and inspiring leader with proven strategic and asset management & development excellence within the Real Estate related industry. Data Center experience is a pre.

Has excellent people management, people development and leadership skills. Leads by example, experience with a coach/player role.

Possesses extensive asset management and development as well as acquisition experience on an international level, with a proven successful track record.

The candidate has a vision on developments in the company’s related markets and is used to taking initiatives to create value with assets and people.

Is entrepreneurial, down to earth, creative, result-oriented self-starter and commercial with an eye for the long term results rather than the short term transaction.

The candidate has strong strategic orientation, influence skills and business savvy. And the mentality and creativity to see and develop opportunities into results. Is used to a well balanced decision-making process, however resolute and capable to take measured risks. Structured thinker with an action oriented mind, the drive to excel and the endurance to build up success.

The ideal candidate must be relationship and network driven with the will to succeed.

The candidate possesses excellent social and communicative skills. Is energetic, empathic, ambitious and knows how to gain and maintain trust by being honest and ethical. Is flexible and tactful while holding on to the set targets.

  • Education
    • Master and/or University Degree.
  • Experience
    • Extensive asset management and development as well as acquisition experience, with a proven successful track record.
    • Proven strategic asset management & development excellence within the Real Estate related industry
    • International network in the Real Estate industry.
    • Proven successful experience in people development and leadership.
  • Languages
    • Fluent in English, both verbal and in writing.
    • Additional European languages are advantageous.
